    Thank you for this creative and unique tip! I just heard your BP podcast, and am new to your blog, but I loved this video, your advice for obtaining “Farm Lists” from title companies, as well as your yellow letter advice. Thank you!

    My husband and are just starting out in Real Estate Investing and we are trying to read up on as much as we can, and are looking to put everything to practice as soon as we possibly can! Any advice on a particular book or website or even section of PB that would be most useful in learning creative ways to structure deals in various situations, if one is investing with NO cash of our own to start with. I guess what I am looking for is a practice guide of sorts, that walks you through common deals, but provides unique and creative investments strategies that are known to yourself and other vets, but maybe not so common on blogs and other peoples posts who don’t utilize and therefore discuss the many ways to close a deal without using your own money. You touched on a few ways in late in your BP podcast. Any advice is greatly appreciated. Meanwhile, I will stick with reading and watching anything I can get my hands on!

      Hi Krystan,

      Thanks for the nice comment. I just sent you an email with some information about creative strategies to do deals without any of your own cash. It’s basically all of the investment models that I use. There is so much free information online, I know it can be info overload sometimes. My recommendation is to focus most of your time and energy learning marketing and ways to find good, off-market deals, and also finding people with cash who want to participate in the deals you find. BiggerPockets is a good site because you can pretty much get any question that you want answered. Hope this gets you started and let me know if I can help any more.
