Getting Mailing Lists from The Title Company for Real Estate Marketing

Did you know that you can get great mailing lists directly from your local title company, for pennies on the dollar? That’s right, you should’t have to pay a ton of money to get leads to mail to. The key is to find an investor-friendly title company that you plan to close your deals with. Call customer service and tell them you’re looking for a “farm list”. Realtors ask for these lists all the time for their marketing, and a title company should be very happy to provide you with a list for a very nominal fee (I usually pay just a couple bucks per list). One of the best lists to mail to is an absentee owner list. You can ask the title company to send you a list of homes in your area where the tax bill is being sent to a different address than the property address. In this video, I show you how to do this. Marketing, marketing, marketing. You’ve heard it all before, you’re not in the real estate business, you’re in the marketing business. To be successful, you need to generate lots of motivated seller leads. One of the best ways to do this is through direct mail, and one of the best ways to get the phone to ring is by sending out a simple yellow letter.

What is a yellow letter? It’s a handwritten message on yellow lined paper that simply says you’re interested in buying the recipients house. Very basic, but it works like a charm.

There are many ways to create yellow letters, you can write them yourself, you can use the ‘photo copier method’, or you can have someone else do them for you. In this video, I talk about yellowlettermail.com, which is one of the best yellow letter services out there. I ordered a sample letter/envelope and show you what it’s like.

Have you seen those neat clickable video images at the end of a lot of YouTube videos? You know, the ones that show up that will link to you to additional content and videos? They’re really not that difficult to make, but are a great way to give your viewer more information, keep them on your YouTube page, and they look pretty snazzy too. In this tutorial, I show you how you can create them using iMovie. Now, if you don’t have a Mac, don’t worry. There are plenty of other video editing programs that will allow you to do this. The concept is still the same, so anything that will allow you to create ‘picture in picture’ will suffice. Hope you like it!

Automate Craigslist Seller Lead Prospecting with ifttt

If you’re looking for a specific type of home or investment on Craiglist, here’s a very cool free tool that will email you anytime someone posts and ad on Craigslist that matches the criteria that you’re looking for. ifttt, stands for “if this, then that”. It’s a great website that will allow you to automate a lot of things on your computer, and the web, but I like to use it to have it notify me when certain ads are placed. Check out the video to see it in action.
