Hi Mary, it's possible that the title companies in your area refer to it by a different name. Just let them know that you're looking to do a mailing campaign to the area and are looking to get their help providing you with a mailing list. You'll need to specify the criteria that you're looking for though. For instance, you might say "I'd like a list of all the 3-4 bedroom homes in X, Y and Z zip codes that have been owned by the same owner for more than 20 years" or "I'm looking for all homes over 1000 sq ft in X city that have absentee owners" (owners mailing address is different from the property address) Realtors work with title companies all of the time to get mailing lists so they can send postcards/letters to the neighborhoods that they work in. Unless the county that you're searching in doesn't keep their records online, you should definitely be able to get a list, and it shouldn't cost more than $20 for hundreds or even thousands of records. (likely under $10) Be sure to get as much data as you can for each record. I like to get at a minimum owner name, property address, mailing address, beds, baths, sq ft, last sale date, last sale amount and assessed value. Good luck.

Called all of the title companies in my area and none of them were familiar with a "farm list" - did have one company that said they have an Ownership Report that cost $35.00 (basic charge) and then $5.00 per name on the report. Don't think this is what I was looking for.

Thanks Kevin. In your area, the title companies might not refer to it as a "farm list". They should have access to the data though. You might want to ask the investors at your local REIA to find out how they request the list. You will want to find an investor-friendly title company anyway so it's best to get a referral.

I like the video, Mike. Have you ever been able to get a farm list of tax delinquent homeowners prior to the tax foreclosure auction? We are looking for homeowners who may be 1-2 years behind on taxes but are not yet at the foreclosure stage. It would seem this group has a lot of home equity. It doesn't appear to be available from title companies, Listsource or the county. Let me know if you have any insight.

I enjoyed going through your website.
